107 New Homes and Four Parks Approved for the Next Phase of SOMO Village

The next phase of SOMO Village is officially underway. This week, the Rohnert Park City Council approved our plans for 107 new homes and four new parks on the northwest side of the property.
This is an exciting step that brings us closer to realizing the full vision for SOMO Village—and to creating more space for people to live, connect, and thrive here in Sonoma County.
We designed this phase to reflect the same core values that have guided every part of SOMO Village so far: thoughtful land use, diverse housing, and public spaces that are both beautiful and functional.
What’s coming to the northwest corner
This phase covers approximately 20 acres and introduces a new residential neighborhood with a mix of housing options and public amenities. The plan includes:
- 107 single-family homes, including cottages, townhomes, and detached houses
- A site for the new fire station located near Camino Colegio
These homes will stay within a three-story height limit to maintain a respectful scale and preserve the open feel of the surrounding area. While our zoning would allow for taller buildings, we’ve chosen to stay well below the maximum height allowed—because that’s what fits best here.
Four new parks designed for people and nature
This part of the property will also include four distinct parks, each designed to serve a different need while reinforcing our commitment to open space, play, and connection to nature.
Here’s what’s planned:
- A 1.9-acre park with a baseball field, wildlife viewing areas, trails, and a link to the SMART multi-use path
- A 3.9-acre wetland preserve and observatory, which will be open to the public while remaining protected
- A 0.9-acre splash pad park with a shaded picnic area and a discovery-style playground
- A 0.2-acre pocket park with open lawn and trees for quiet gatherings or solo downtime
Together, these parks will create a green corridor that runs along the western edge of the neighborhood—adding life, movement, and breathing room to the built environment.
What’s next in the approval process
Although the City Council has approved the tentative map, this phase still needs to go through the City of Rohnert Park’s Design Review Board, and the construction plans need to be approved by the City’s staff.
That process will focus on specific details like building design, materials, lighting standards, landscaping, and the final park layouts.
There’s no confirmed review date just yet, but we’ll continue to keep you posted on the timeline as soon as we know more.
How this fits into the bigger picture
This phase represents about 16% of the full 176-acre SOMO Village site. It builds on the momentum of Phase 1NA—which is nearly complete—and the established commercial hub and event center that anchors our community.
When fully built, SOMO Village will include:
- 1,650 homes
- 700,000 square feet of commercial and light industrial space
- 38.5 acres of parks, open space, and preserved agricultural land, and the Headwaters Farm
Each phase is a chance to expand on the values that shape SOMO Village—and to welcome more people into a place that’s designed to feel like home from day one.
